Installation and fit-out work covers kitchens, bathrooms, cabinets and built-in furniture. On a small Hong Kong flat, the constraint is usually not skill but space — which is why a free site survey before quoting makes the number far more reliable.
Full price list
All reference prices are in Hong Kong dollars (HKD).
Every price here is the published starting rate for the work shown, not a quotation. The tradesman prices the job after seeing the site, so parts, transport and access to old buildings can move the final figure.
- Bathroom fit-out per bathroom
- Kitchen cabinet installation per set
- Full interior fit-out per sq ft
- Wall mounting service per item

Common questions
Should the site be surveyed before a renovation quote is given?
On anything above a single item, yes, because in a small Hong Kong flat the limit is usually space rather than skill. Where the pipes, the sockets and the doors can go depends on what is behind the wall and what has to be cut, and none of that can be read off a price list. A survey before quoting usually saves money later, and if the visit is free it should be deducted from the price if you go ahead.
What does a fitted kitchen or bathroom price include?
The usual package covers the removal of the old units, the installation of the new ones, the basic fittings and the making good of the walls and floor around the work. It often does not include the appliances themselves, the paint, the electrical work beyond what the new units need, or the disposal of the old units as scrap. Ask for the exclusions in writing, because the items listed as not included are exactly the ones that turn a comfortable number into an uncomfortable one.
How long does the work take, and can you stay in the flat?
A bathroom fit-out takes about a week and a kitchen about two, but the first days are the messy ones with demolition and dust, and water and power can be off for part of it. Ask whether the flat has to be emptied of furniture, where you can store it, and whether there is running water and a working cooker during the work. In a small flat this is the part that decides whether the job is workable at all.
Who signs off the work, and who needs to approve it?
The written scope is what is signed off at the end, so check each line against the finished job before the final payment, and ask how defects are handled inside the warranty period. In a rented flat, anything fixed to the structure, and any change to the water supply or the electric supply, needs the landlord to agree in writing, and the tenant may have to restore the original fittings when the tenancy ends. In a managed building, the management office usually has to approve the contractor and the working hours.
How do I check a renovation before the final payment?
Work through the written scope item by item, and test what can be tested: run the taps, flush the toilet, switch on every socket and light, open and close the new doors, and check that the drainage runs without standing water. Look at the edges where the new units meet the old tiles, and confirm that the wall and floor around them are level. Keep the contact details of the installer, the warranty document and the product warranty papers in one file.
Why do renovation quotes differ so much between contractors?
Part of it is the way the work is priced. Some quote a rate per square foot and leave the exclusions open, others quote a fixed sum for the whole job with a list of what is included, and a third will price the labour and the materials separately so you can see what you are paying for. Compare three quotes using the same scope document, because a lower number with a shorter list of inclusions is not the cheaper job.
Before you book
Get a written scope before you agree to anything, listing every item, the materials, the make or model where it matters and the exclusions, then use that same document to compare the quotes. Ask for the payment schedule in advance, such as a deposit, a stage payment and the balance on handover, and check the running water, power and drainage before the final payment. Confirm who removes the waste and who keeps the product warranty papers.
How the prices work
The reference figures for fit-out work are the published rates per square foot or per room, and they assume a straightforward layout with nothing unusual behind the walls. A real quote depends on the size of the space, the specification of the materials, whether the plumbing and electrical need to be moved, whether the building restricts the hours and whether the design has to be adjusted to fit what is really there. An installation done to an existing layout usually sits near the reference figure, while anything redesigned on site moves well above it.
