Yau Tsim Mong
tradesmen in this district: 0
Yau Tsim Mong packs Mong Kok, Tsim Sha Tsui and Yau Ma Tei into some of the smallest flats in Hong Kong. Appliances are narrow and walls are thin, so a repair often means working in a very tight space. Flats in Mong Kok and Tsim Sha Tsui are small, so washing machine and cooker hood work needs the model and the installation space confirmed first. For subdivided units and street shops the plumbing call is usually a blockage or a valve replacement.
Covered areas:旺角, 尖沙咀, 油麻地, 太子, 佐敦

Common questions
What is different between a tong lau in Mong Kok and a new tower in TST?
Much of Mong Kok and Yau Ma Tei is tong lau and subdivided flats, where the units are small, the pipe routes are tight and a replacement part has to fit through the doorway. New towers in Tsim Sha Tsui follow a standard plan with made machine positions and a stricter approval process. The same bathroom repair is quicker and cleaner in the new building, and that shows in the labour time.
Can work be done in a subdivided flat?
It can, but the conditions have to be checked first. Many subdivided flats have no window or only a small one, so the air-conditioner and the exhaust fan have to be mounted on a wall or above the door, and the drainage route may not exist at all. Changing a partition or adding a toilet needs the landlord agreement and a check that the drainage and power can carry it.
Does work on a busy street have to happen at night?
For shops on Nathan Road, Temple Street and the side streets around them, noisy work such as demolition and chasing is often scheduled after the shops close, which means late hours. Those hours are normally charged at a different rate. Ask for the night rate and the permitted hours in writing, and tell the neighbours in the building before the start.
Can a split unit go into the old window position?
Not just because the opening is the right size. The bracket has to be fixed into sound structure, the distance to the neighbouring flat has to be respected and the condensate needs a route to a drain rather than onto the walkway below. The technician will measure and look at where the water goes before recommending a position.
Can the same reference prices be used for a shop or a hotel room?
No. A commercial unit or a hotel room has its own site rules, access arrangements and handover standards, and the work may have to be recorded for the operator. The household reference prices cover domestic jobs only. If the work is for a business, ask for a site-specific quotation with the hours and the person who signs off the handover written into it.
Before you book
Confirm before booking whether the building has a management office and what it needs in writing for work that makes noise or opens up a wall. The quote should say what is included, whether inspection and disposal are charged, and who removes the waste. Agree the payment split, such as a deposit and a balance on completion, and confirm the handover in writing. Late-night work should have the permitted hours and the rate recorded.
How the prices work
The reference figures assume a domestic job with a normal amount of access. In this district the price moves above them for three common reasons: subdivided flats and small units need more careful handling, demolition on shopfronts has to be done at night, and older buildings take longer to open up. A single fitting or a light switch change stays close to the reference figure.
